A lot of properties are labeled "ski in/out"... do your homework and make sure you're getting that true slope side experience. Walking to the lifts doesn't count. If you want to ski right to your front door, then look no further!

General
After reserving a property with Latitude 38 Vacation Rentals, LLC you will receive an email confirmation of the booking and then separately your Reservation Confirmation - Rental Agreement and Policies. You will need to read, initial each page, sign and return the contract within 10 days from the date the reservation is made along with your Initial Deposit.
Online bookings are not confirmed until you have spoken with a Guest Services Representative of Latitude 38 Vacation Rentals. Guest Services will call you within 24 hours to confirm your online reservation request. Your reservations will be canceled if we have not spoken with you within that time period or if payment is not received within the required time periods listed.
Primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home.
Occupancy for each home is strictly enforced and fines will be assessed for exceeding the number of allowed guests.
Cancellation
Cancellations are charged an administrative fee of $50.00. Cancellations which deposits and refunds are made to the clients' credit card will be charged 5% of the reservation total for credit card processing fees.
Deposits made via ACH/Echeck will be charged a $15.00 fee to cover processing fees.
Cancellations made after 10 days of booking will forfeit deposit equal to the first night rent or equal to any festival or holiday rate applicable, whichever is highest, plus tax.
Cancellations made inside 45 days (60 days for Major Holidays & Festivals) of reservation arrival date are non refundable; full rental deposit will be forfeited entirely.
Once a reservation has been confirmed by payment and you are unable to fulfill your obligation to occupy Rental Property, Latitude 38 Vacation Rentals must be notified as soon as possible: 970-728-8838 | Info@Latitude38VacationRentals.com

Latitude 38 Vacation Rentals will make every attempt to re-rent the property once we have received notification of cancellation. If we are unable to re-rent the property, no refunds will be issued. If the property is re-rented at full Rental Rate, you will receive a refund of the full amount of rent consideration (rent & taxes) less a $100.00 Cancellation Fee. Please note: Trip Cancellation Insurance premiums paid (if applicable) and $35.00 Liability Insurance/Security Deposit Protectioon Fee are non-refundable. If you have purchased Trip Cancellation Insurance at the time of making your reservation please refer to your policy for instructions on recovering your loss due to cancellation. In no event shall Guest assign or sublet the Rental Property in whole or in part.
Deposit
Latitude 38 requires an Initial Deposit equal to one night of rent or equal to one night of festival or holiday rate applicable, whichever is greater, plus tax to hold a reservation. Deposit will be charged at the time reservation is made. The credit card you provide will be used for remaining balance unless other arrangements are made. Echeck Payments are accepted and recommended. Remaining balance is due 45 days prior to reservation arrival date (60 days for Major Festivals & Holidays). Rates are subject to Colorado State Sales Tax: 2.9% | San Miguel County Sales Tax: 1% | Town of Telluride Sales Tax: 4.5% | Town of Telluride Lodging Tax: 2% | Airline Excise Tax: 2% - All taxes totaling 12.4%.
Check In
CHECK-IN PROCEDURE: One week prior to your arrival please call: 877-450-8838 to arrange for arrival, we are happy to email you a location map of your vacation home so that you can download driving directions. The day of your arrival please call us (1) one hour prior to your estimated arrival – 970-708-9663 / 970-708-0930. We will meet you and personally escort you to your vacation home and help you get settled in and answer any questions you have. You can also visit the Latitude 38 Office (398 W Colorado Avenue, Suite 2W) to check in and receive the home key. Office is open from 9 a.m. until 5:00pm daily, excluding weekends. If you plan to arrive after 5:00pm or on a weekend please contact us at 970-708-9663 / 970-708-0930 to make arrangements. Every effort is made to have each home ready by check-in time, but no guarantee is made as to the exact time of occupancy. Housekeeping and maintenance personnel must provide services between occupancies for each home in order to prepare the home for incoming guests. Sometimes, due to unforeseen circumstances, housekeeping and/or maintenance services may not be completed by your 4pm check-in time. This situation rarely occurs, however, we apologize in advance if the is situation happens to you. By entering your vacation rental home, you are accepting complete adherence to rules set forth in this document.
Check Out
Checkout – 10 a.m. – properties occupied at 11 a.m. and after will incur a $250.00 Late Check Out Fee; this is not an extension. Properties occupied at 12 noon will be charged an additional nights room & tax; on top of the $250.00 Late Check Out Fee.
You will be responsible for any compensation necessary to new guests arriving on the same day as your departure.
You must have explicit written approval by L38 Management and pay an additional fee to occupy any property after check out time.
Pets
NO SMOKING | NO PETS | $500 MINIMUM CLEANING FEE: Smoking, including but not limited to cigarettes, cigars, incense etc… & Pets of any nature, including but not limited to Dogs, Cats, Birds, Reptiles etc, are strictly prohibited inside, outside or on any rental property of Latitude 38 Vacation Rentals, LLC. If found in violation of this policy your stay will be terminated immediately and there will be no refund given for remaining nights to be occupied by tenant. You will also be held fully responsible for any additional fees greater than $500.00.
Pet dander causes allergic reactions to people allergic to pet dander. Be considerate of this and make plans for your pets prior to your visit.
Smoking will not be tolerated under any circumstance.
Other
I understand that Latitude 38 Vacation Rentals, LLC, is not responsible for any valuables or personal items left in the premises during or after the stay. I further understand that I am personally liable for any missing contents from the premises and all charges and damages incurred during my stay. I hereby waive and release Latitude 38 Vacation Rentals, LLC, its owners, clients, employees, and agents from any claim by or injury to me, my guests and our personal property, or arising from out of my being on or using the Property and premises, except any such claim or injury resulting from gross negligence. I agree to abide by any additional, disclosed restrictions of property owner regarding the use of said Property. I understand that Latitude 38 Vacation Rentals, LLC is acting as the marketing agent and/or property manager for the property owner. I understand and represent that I have explained this Rental Reservation Agreement and all terms to all individuals in my group who will be occupying this Property as authorized by this Rental Reservation Agreement and I am executing this agreement on behalf of all individuals in my group. I understand that I am bound by the terms of this agreement by accepting occupancy of the Property I have reserved. I understand that by signing this Rental Agreement I have authorized Latitude 38 Vacation Rentals, LLC to charge my Security Deposit or credit card given at time of reservation for my first deposit, final payment, and any charges or incidentals I may incur during my stay with Latitude 38 Vacation Rentals, LLC.
