Large living area with cozy leather furniture and gas fireplace with large, flat-screen TV/DVD make mountain living easy and relaxing.
Separate living area upstairs with TV/DVD, foosball table and some toys.
Sleeps up to 18 guests in beds.
5 3/4 bedrooms and 3 ½ baths are situated as follows: Master (main level) has a king bed and it's own bath with jetted tub; office has queen pull out sofa; upstairs there are 2 queen bedrooms with a full bath in between and on the other side another 2 bedrooms (1 queen and 1 king) with another full bath in between. In the loft area are 2 more queen pull out sofas and a day bed (2 singles).
The kitchen is a chef's dream with granite counter tops, 5 burner cooktop, double oven, fridge, microwave etc. Plenty of cookware, dishes and utensils for big groups.
We have a hot tub right on the back deck. There is no better way to unwind after a hard day of skiing or hiking.

Fabulous 5 bedroom home adjacent to the 1.8 million acre national forest and within walking distance of fishing lake.
5 bedroom, 3 bath which sleeps up to 16 with 2 kings, 3 queens, 2 queen pullout couches, and 1 set of bunks.
Decorated with many "cabin" touches, this home is truly a mountain get-a-way.
The hot tub right on the back deck looks out the national forest and views of Pagosa Peak. Perfect for soaking after a long day skiing or hiking.
There are 2 living areas (one on each level); each having its own TV/DVD.
Pool table and ping pong table are in the lower living area also. We even provide a few toys/games for the younger guests (some baby equipment available upon request).
Huge kitchen with cooktop, double oven, dishwasher etc. It’s a chef’s dream! Plenty of cookware, dishes and utensils for large groups.

Executive vacation home located on 3 acres.
Luxurious and cozy all in one home. Guests will find it easy to relax while gazing out the wall of windows to the spectacular mountain views. Wildlife is often right outside your back door.
Gas fireplace is ready to go whenever you’re ready for it.
Sleeps up to 24 with a king-size bed in the master on the main level. 4 bedrooms (a king and 3 queen-size beds) and two hide-a-beds are in the upstairs area, along with 2 full baths. In the lower level there are 2 sets of bunk beds twin over full and also 2 additional twin beds. There is also another full bath on the lower level.
There a separate living areas on all 3 levels of this home; each with its own TV/DVD.
The lower level has a media room with large, flat screen TV/DVD and surround sound system. There is also a pool table and some toys.
We have a hot tub right outside which seems to be everyone’s favorite amenity.

Fabulous 4 bedroom home with fenced yard. $150-$350/night (see rates). Luxurious furniture including leather couch and recliner chairs.
Four bedrooms and two baths. Sleeps up to ten. 2 king beds, 2 queen beds and one "Aero Bed".
The house is very cozy with many decorative accents for that "mountain cabin" feel. It features a wonderful natural gas fireplace to cuddle up in front of.
We have a hot tub right on the back deck. A necessary part of every mountain vacation is to soak in a hot tub after a long day enjoying the outdoors.
The home backs up to the Martinez Canyon with lots of hiking trails right out the back door and is surrounded by the gorgeous forest of the San Juan Mountains. Many activities and attractions are just a short distance away.

Exceptional and spacious home. Surprisingly large vacation home with 2 levels, including 2 large living spaces each with their own fireplace (firewood is provided).
Sleeps up to 16 with a king-size master bedroom (with its own full bathroom, including a very cool jetted tub; 1 king bedroom and 1 queen bedroom with a full bath in between on main level; 2 queen-size beds, 1 queen hide-a-bed and 4 twin beds and a full bathroom on lower level. (We’re ok with a few extra people if need be, but you will need to bring sleeping bags etc. for them.)
This spacious home has plenty of room to spread out, but yet it’s a great "hang out" home with a pool table, game area, wet bar (not stocked) and a great hot tub right on the back deck.
The home is located in a very private, wooded setting.
National forest, fishing lakes and hiking trails are just a short distance away.

- Cancellation
- If you need to cancel, you need to give 60 days written notice prior to arrival for full refund (minus $100 transaction fee) , otherwise the deposit will be forfeited.
- Deposit
- A deposit equal to 3 days stay is required at the time of booking to hold reservation. Balance must be paid 45 days before arrival.

- Check-in time is after 3:00 PM

- Check-out time is prior to 10:00AM
- Pets
- Pets are allowed upon approval at following properties: 498 Capitan and 289 Martinez
Pets are not allowed at any other properties. Guests will be fined for unapproved pets ($350)
